Warwick House is located in Kensington Village, a 4.2 acre site in West London comprising seven office buildings, all let to various media-related companies. Comprehensively refurbished in 2000 to a full Grade A office specification, Warwick House is recognised as a landmark office development in West London and is acknowledged as the best media building within Kensington Village. It is the first acquisition for the fund and is held on a virtual freehold.

Covering almost 80,000 square feet arranged over five floors, the building is fully let to D’Arcy Masius Benton & Bowles Ltd to 2021. The tenant is a subsidiary of Publicis S.A., the fourth largest global media sales and consultancy group and the building is occupied by Leo Burnett. There are 45 underground car parking places.

Purchased in early 2008, there is potential to add value by applying a number of strategies, and these are being actively pursued.
